Trying to decide where to stay in Rotorua? This guide breaks it all down.

Rotorua is one of New Zealand’s most unique destinations, where bubbling geothermal pools, Māori culture, and stunning lakes shape every visit. But if there’s anything I’ve learned from my travels here, it’s that your experience can feel very different depending on which neighborhood you base yourself in.

That’s why I’ve created this guide to break down the best areas to stay, who they’re suited for, and my top hotel picks for every budget. Whether you want nightlife, cultural immersion, quiet lake views, or easy access to tours, there’s a spot to match your travel style. Let’s find your perfect home base in Rotorua!

Quick Pick: My Top Choice!

This is the hotel and area I loved the most and suggest booking ASAP!

My personal FAVORITE part of Rotorua to stay in is Whakarewarewa! This puts you close to the best geothermal parks, historic Māori sites, and the great outdoors.

I recommend staying at Rydges Rotorua. It offers luxury without breaking the bank, and the location can’t be beat!

Overview of the Best Areas to Stay in Rotorua

Rotorua is known for its geothermal wonders!

Choosing the right base in Rotorua makes your trip smoother—whether you’re here for bubbling geothermal wonders, Māori culture, or lake views. Each area has its own personality: the CBD is lively and walkable, Whakarewarewa immerses you in culture, Fenton Street is convenient for tours, Ohinemutu is quieter and budget-friendly, while the lakefront offers peace and space.

If you’re traveling the North Island, you might already have a rental car or campervan, but you don’t need one to explore the region. The city center is easy to get to on foot, and you can use Uber, shuttles, or Bee Card buses to reach nearby sights. No matter your travel style, there’s a Rotorua neighborhood to match.

  • Whakarewarewa – Cultural, historic, and geothermal, this area immerses you in Māori traditions and bubbling landscapes. Rydges Rotorua is situated next to the Redwood Forest and Whakarewarewa Geothermal Reserve, offering a peaceful escape.
  • Rotorua CBD – Rotorua’s lively heart, packed with restaurants, bars, shops, and nightlife, is perfect for first-time visitors. For sleek rooms, lake or city views, and modern amenities right beside Eat Streat and the lakeside, Pullman Rotorua makes an ideal base.
  • Ohinemutu – Quieter and more budget-friendly, this lakeside Māori village blends heritage, history, and geothermal charm. ASURE Cleveland Rotorua provides family-friendly apartments, landscaped gardens, and a peaceful setting just north of the CBD.
  • Fenton Street – Rotorua’s main hotel strip, convenient for tours and attractions, though best for well-reviewed stays. If spacious studios and apartments with spa baths, free parking, and a quieter spot along the strip sound good to you, New Castle Motor Lodge makes a solid pick.
  • Around Lake Rotorua – Peaceful and scenic, this area is ideal for repeat visitors or those wanting nature and space. Wai Ora Lakeside Spa Resort pairs lakeside views with an award-winning spa, geothermal pools, and refined dining at Mokoia Restaurant.

Important Tip: Book Now or Cry Later

Multiple Rotorua trips have taught me that this city doesn’t reward spontaneity when it comes to planning. The good places get snapped up months in advance, leaving the overpriced and underwhelming options for last-minute travelers.

The sweet spot for booking Rotorua accommodations is 3-4 months out—enough time to secure good rates but not so far ahead that you’re locking in plans excessively early.

Visitors are welcomed with cultural performances, guided tours, and even the chance to try food cooked in natural geothermal steam vents. It’s an area that feels deeply connected to the land and people, making it ideal for travelers who want to learn more about New Zealand’s Indigenous culture.

This neighborhood is also packed with natural beauty. The Whakarewarewa Thermal Reserve features bubbling mud pools and steaming hot springs just a short walk from local accommodations. Active travelers will love the proximity to the Redwoods Whakarewarewa Forest, known for its towering trees and incredible walking and mountain biking trails.

Whakarewarewa is best suited for visitors who value cultural experiences and want easy access to Rotorua’s landscapes. It’s slightly quieter than the CBD, yet still just a quick drive away from restaurants, shops, and nightlife. Staying here feels like being immersed in the history and natural wonders that make Rotorua so special.

The shores of Lake Rotorua
Bailey at a thermal attraction at Kuirau Park in Rotorua
There’s a lot of thermal activity to see!

If you’re looking for a quieter, more budget-friendly base in Rotorua, Ohinemutu is an excellent choice. Located just north of the CBD on the shores of Lake Rotorua, this living Māori village offers a truly unique place to stay.

The area is rich in cultural history—it has been home to the Ngāti Whakaue tribe for centuries, and visitors can still see traditional meeting houses, geothermal vents steaming through the streets, and the beautifully carved St. Faith’s Anglican Church, which blends Māori artistry with English design.

Staying here means you’re close enough to walk into the CBD for dining and attractions, but you’ll be based in a peaceful, local neighborhood where the pace is slower and the lake views are stunning. Ohinemutu is particularly suited for travelers who value cultural immersion, appreciate history, or simply want to avoid the buzz of the main tourist areas.

Top sights nearby include the village itself, Lake Rotorua’s waterfront, and easy access to both the CBD and Kuirau Park’s geothermal foot baths. It’s a spot where you can soak up Rotorua’s heritage while keeping costs down.

Pros

  • Authentic Māori cultural setting and history
  • Quieter, more peaceful than the CBD
  • Budget-friendly accommodation options

Cons

  • Limited nightlife and dining directly in the area
  • Fewer hotel choices compared to central Rotorua
  • Some parts of the area feel more residential than tourist-focused

Novotel Rotorua Lakeside is a top choice for those seeking comfort, convenience, and a little extra indulgence while staying close to Ohinemutu. Overlooking Lake Rotorua and just a short walk to both the village and the CBD, the location makes it easy to enjoy quiet moments by the lake as well as quick access to shopping, dining, and spas.

The hotel features modern rooms with flat-screen TVs, workspaces, and thoughtful extras like slippers and bathrobes. Guests can relax in the geothermal spa and hot pools, stay active in the fitness center, or enjoy a meal at Atlas CafƩ and Restaurant. Clarks Bar is also great for winding down with local drinks!

Nightly rates typically range from $160 to $1,000+ NZD, giving you flexibility whether you’re after a standard room or a spacious suite.

ASURE Cleveland Rotorua – $$

ASURE Cleveland Rotorua is a charming option that blends comfort, affordability, and a family-friendly atmosphere just a short distance from both Ohinemutu and the CBD. Set on nearly a hectare of landscaped lawns and gardens, it feels more like a retreat than a motel stay.

The outdoor pool, BBQ facilities, and picnic areas make it easy to relax, while the spacious studios and apartments come with kitchenettes or full kitchens, private patios, and thermally heated rooms for cozy nights. It’s a practical base too, with a guest laundry, free Wi-Fi, and a helpful tour desk that can arrange Rotorua activities.

Families will appreciate the larger apartments, while couples will love the peaceful setting near Lake Rotorua. With nightly rates generally between $140 and $520 NZD, it’s a great value stay for travelers who want extra space and convenience without splurging.

Fenton Street

Te Puia is a must!
Bailey at the Polynesian Spa in Rotorua
The Polynesian Spa is so relaxing

Fenton Street is Rotorua’s main accommodation strip, stretching south from the CBD and lined with dozens of hotels and motels. For many travelers, its convenience is the biggest draw—you’re close to the city center, Whakarewarewa thermal area, and major attractions like Te Puia, the Polynesian Spa, and the Rotorua Golf Club.

It’s also one of the easiest spots to base yourself if you’re planning to join tours, since many operators offer pickups along this corridor. Parking is rarely an issue here either, making it a practical choice if you’re traveling with a car.

That said, Fenton Street is a bit of a mixed bag. While you’ll find some excellent higher-end hotels and reliable mid-range motels, the area has its share of budget lodgings that can feel run-down or seedy. For this reason, it’s generally best to opt for well-reviewed or higher-priced properties if you choose to stay here.

The street itself doesn’t offer much in terms of atmosphere—it’s a busy road with heavy traffic, but its central location means you’ll be only minutes from Eat Streat, Lake Rotorua, and Rotorua’s geothermal highlights.

Pros

  • Wide range of hotels and motels
  • Convenient for tours and attractions
  • Close to the CBD

Cons

  • Can feel busy and noisy
  • Lower-end motels may disappoint
  • Lacks neighborhood charm

Millennium Hotel Rotorua is one of the most convenient stays along Fenton Street, sitting right beside Lake Rotorua and the Polynesian Spa. This eco-friendly hotel has plenty to offer beyond its prime location, with a heated indoor pool, hot tub, day spa, and fitness center available to all guests.

Rooms are comfortable and air-conditioned, with options that overlook the lake, gardens, or city. Dining is also a highlight—Restaurant Nikau serves locally inspired dinners, while Brasserie Poolside is the go-to spot for breakfast, and Bar Zazu makes a relaxing place for an evening drink.

Its central location means you’ll be minutes from Kuirau Park, Te Puia, and Rotorua’s geothermal sights. With nightly rates typically falling between $170 and $600 NZD, it’s a solid choice for couples or families who want both comfort and easy access to the city’s highlights.

New Castle Motor Lodge – $$

New Castle Motor Lodge offers a comfortable and practical base along Fenton Street, with self-contained studios and apartments that suit both couples and families. Every unit includes a kitchenette, free Wi-Fi, and either a balcony or patio—many also feature spa baths for that extra bit of relaxation after exploring Rotorua.

The location is handy, sitting next to the Murray Linton Garden of Appreciation and just a short drive from Kuirau Park, Te Puia, and the Polynesian Spa. On-site parking is free, and the property provides family rooms as well as accessible options. Guests appreciate the quiet setting compared to some busier spots along the strip, while still being close to the CBD.

With nightly rates typically ranging from $130 to $550 NZD, The Motor Lodge is a reliable mid-range choice that balances affordability, convenience, and comfort.

The rooms and suites are modern and come with kitchenettes, flat-screen TVs, and electric blankets, but the real highlight is the private spa baths—perfect for unwinding after a day of exploring Rotorua’s geothermal wonders.

Guests can also enjoy on-site perks like free bike rentals, a day spa, and a sunny terrace with BBQ facilities. Families will appreciate the spacious suite options, while couples often love the Honeymoon Suites with spa pools right beside the bed for a cozy retreat.

Don’t miss out on the whitewater rafting!

For those who want a more peaceful base outside of the city, staying around Lake Rotorua is an excellent option. This area extends beyond the town center, offering a mix of lakeside lodges, boutique retreats, and cozy B&Bs surrounded by nature.

It’s especially appealing if you’ve visited Rotorua before and want a quieter experience, or if you’re planning to explore beyond the geothermal sights of the CBD. The lake itself is Rotorua’s defining feature, with scenic walking trails, fishing spots, and birdwatching opportunities right on your doorstep.

Sunrises and sunsets here can be spectacular, with mist rising off the water and creating an almost magical atmosphere. Staying further out also puts you closer to attractions like Hamurana Springs, Okere Falls, and the Blue Lake (Lake Tikitapu). If you’re keen on tastings, Volcanic Hills Winery at the Skyline Gondola is an easy drive, as are adventure activities like rafting on the Kaituna River.

That said, being based around the lake usually means you’ll need a car, since dining and entertainment options are more limited outside town. But for those who value tranquility, space, and a deeper connection with nature, it’s hard to beat.

Pros

  • Peaceful and scenic lakefront locations
  • Close to nature trails and lesser-known attractions
  • Great for repeat visitors or longer stays

Cons

  • Limited dining and nightlife options
  • Car required for most activities
  • Less central for city-based attractions

So much fun!

Rotorua is a unique destination and is on so many travelers’ bucket lists for a reason. So to help you narrow down the endless possibilities of things to do, here are a few of my favorite activities.

  • Go Ziplining – This ziplining experience is one of the best ways to see Rotorua’s natural beauty! It’s also an incredibly fun course with six different ziplines, one of them extending 220 meters (722 feet). Now that will get your heart racing!
  • Have dinner in a Māori village – This Māori cultural tour was such an insightful (and fun!) experience. Located at the Te Pā TÅ« Village, we played traditional games, feasted on amazing food, watched a cultural dance, and more, which gave us a glimpse into the Māori ways.
  • Go whitewater rafting – The world’s biggest commercial drop is here in Rotorua, so if you’re feeling adventurous, book this whitewater rafting trip! Going over the famous 7-meter (23-foot) drop will also make your stomach drop, but it’s certainly a thrill!
  • See glow worms – For an iconic New Zealand experience, join this glow worms tour! Not only can you experience this star-like encounter, but you can also kayak through the caves, making it all the more memorable.
  • Visit Hobbiton – As one of New Zealand’s biggest claims to fame, this day trip to Hobbiton is a must! Going with this tour makes the logistics simple and gives you a behind-the-scenes look at this iconic set.

Renting a Car, Campervan, or Motorhome in New Zealand

Bailey stands and smiles with a JUCY Campervan New Zealand
Bailey sits in a Star RV campervan in New Zealand with mountain in the background-2

Let’s face it, you’re going to need wheels to get around New Zealand. Although a small country, buses between destinations are infrequent and expensive. Plus, some of the best experiences you can have in NZ are on road trips!

You have three options when it comes to getting wheels in New Zealand; a car, a campervan, or a motorhome. Here’s what you need to know about each and where to get them:

Car icon

Car

A normal car is the cheapest rental vehicle you can get in New Zealand. It’ll get you around to all of the best destinations with ease. The only downside to a car is that you will need to stay in hotels or Airbnbs during your travels (no camping.) The easiest place to rent a car in New Zealand is on Discover Cars where you can compare cars, companies, prices, features, and more very easily.

Campervan icon

Campervan

A Campervan is a large van that has a bed and a small kitchen in the back. It’s what most budget travelers use for traveling around New Zealand since it allows you to camp comfortably and for free (most) nights. Campervans are best for couples or solo travelers who are happy to live in a small space. You should also love the outdoors and camping…and be prepared for an adventure of a lifetime! My favorite campervan rental company is JUCY because they have a huge selection of campervans to choose from, plus multiple pick-up/drop-off locations. You can browse JUCY’s campervan selection online here. Alternatively, you can easily compare all campervans available in NZ on Motorhome Republic here.

Motorhome icon

Motorhome

A motorhome is larger and more comfortable than a campervan. Many motorhomes will comfortably sleep 6 or more people – perfect for a family visiting New Zealand. Motorhomes are the most expensive option, but with one you won’t ever need to stay in a hotel and you’ll save money that way. My top choice for a motorhome company is Star RV because they have beautiful motorhomes at affordable prices. You can check prices and availability for Star RV motorhomes online here. Alternatively, you can use Motorhome Republic to search all motorhomes in NZ. For more detailed info, read my complete guide to renting a motorhome in New Zealand!

EXCLUSIVE DISCOUNT CODE: I’ve organized a special discount code that will get you 5% off if you book your campervan or motorhome through JUCY or Star RV! Simply click here to select your JUCY campervan, or click here to select your Star RV motorhome, and then use the code DTRAVEL25 at checkout to get 5% off – it’s that easy! This promotion is available for the entire year, except for travel dates from December 16, 2024 to January 19, 2025.

Don’t Forget Travel Insurance!

If you’re looking to save money on travel insurance, I currently use and recommend SafetyWing. I’ve been using their coverage since 2018 and they’ve had my back when I needed emergency flights and got sick overseas.

SafetyWing is one of the cheapest providers out there and covers everything from medical costs to lost luggage, travel delays, and emergency flights. A huge difference I’ve found between them and other companies is that they let you take out a policy AFTER leaving your home country. I’ve also found it handy that it’s a monthly payment rather than a lump sum and you get a refund for unused time.

SafetyWing has helped me out in some scary situations before and their affordable coverage has given me peace of mind. Read my full review on if you should get travel insurance in NZ for more info!
